What is the best way to reserve Breakers End?
The best way to reserve dates at Breakers End is to book directly on this website via the "BOOK NOW" button. Breakers End may be listed on Airbnb or VRBO, but those sites add service/booking fees that can add up to 15% onto your total. I'm happy to answer any questions prior to booking - info@breakersend.com
What is your cancellation policy?
Breakers End has a 'no refunds' policy with 50% due upon booking to reserve dates, however we try to be flexible when life happens. As a small business, cancellations can have a large impact. Please see the rate page for more details on cancellation policy.
Do you have a minimum night stay?
There is generally a 2 night minimum stay, which goes up to 5 nights for peak summer season. Minimums can be flexible when filling gaps between bookings, or within two weeks of a booking - please feel free to reach out.
Does Breakers End have an ocean view?
No, Breakers End is not ocean front and does not have true ocean views. You may be able to see a sliver of ocean from some perspectives in and around the cottage, but not even a peek-a-boo view is advertised. Surrounding homes were built around Breakers End in the 1970s and we are nestled 3 homes back from the ocean front.
How far are you from the beach?
Our path near our front door is approximately 150 feet from the top of the beach access at the end of Carlton - this is the closest public beach access to Proposal Rock.
Do you provide beach gear?
Yes! We have an assortment of beach chairs & beach toys for kids. We do not provide surf boards or bicycles.
Can we come early or stay late?
Maybe! Please inquire a few days prior to your stay as we offer a few options for arriving early or departing later (Flex Check). The standard check-in time is 4pm. The standard check-out time is 11am. You may not arrive early or stay late without permission as this can disrupt our cleaner's schedule. Flex Check offers early check in after 10am for $100 and late check out before 5pm for $100. It's a great way to squeeze some extra time out of your vacation, but it is subject to availability so please ask.
Is Breakers End wheelchair accessible?
No, unfortunately our cottage is not wheelchair accessible. It was built in 1927 and has small doorways and small spaces.
Are we allowed to smoke at Breakers End?
No, Breakers End is a completely smoke free property both inside & outside.
What personal care amenities are included?
Breakers End provides all the basics: shampoo, conditioner, body gel, and bar soap. We also have a drawer with common toiletries for guests that they may have accidentally left behind at home. Hair dryers are also provided in each bathroom.
Are linens included?
Yes. Breakers End includes sheets & bed linens, as well as bath towels, beach towels & extra blankets for your comfort. The cleaning fee does not include laundering of beach towels & extra blankets.
What's provided for cooking?
Breakers End supplies basic seasonings & cooking items, such as salt, pepper, oil, sugar, & flour. We also have assorted condiment packets. The refrigerator and freezer are clean and empty for guests. Bring your favorite coffee, tea, or other consumables from home. The bakeware & cooking utensils in the kitchen are very thorough for a vacation home.
Is there a grill?
Yes, Breakers End has a charcoal grill on the deck. There is a starter bag of charcoal for each guest. Grill cleaning is not included in cleaning fee, so please leave the grill clean for the next guest. BBQ tools are in a bottom kitchen drawer.
Can I squeeze in extra guests if they don't mind bringing sleeping bags?
No. We strictly follow our maximum occupancy listed for the comfort and safety of all guests.
Do you have cable TV & wifi?
Yes, we have good wifi & many guests have done work & school from Breakers End. We do not have cable TV. Both of the TVs are Roku Smart TVs and have some basic free channels and you may login to your own apps for entertainment.
Do you have a phone?
No, Breakers End does not have a landline. Generally cell service is good in our area.
Do guests have access to a laundry room?
Yes, we have full size Electrolux front loading washer & dryer for guests to use during their stay, as well as detergent.
Do you need a permit to operate a vacation rental?
Yes, Neskowin requires owners to complete a safety inspection and have an annual permit. Our Short Term Vacation Rental Permit is #851-17000032-STVR. We collect & remit both state and county taxes to support our local economy.
Are there cameras inside or outside the cottage?
There are no cameras inside the cottage. There are 2 cameras on the exterior in publicly visible areas. Privacy of guests is valued.
Can I ship a package?
Our address is not typically serviced by the United States Postal Service. FedEx & UPS deliver to our home.
Is there AC?
No, there is no AC at Breakers End, however the temperatures at the beach tend to cool off significantly at night. During a rare heat wave you may enjoy switching the water heater into "hybrid" mode and its fan will provide cool air into the Nautical Bedroom.
What baby gear do you have at Breakers End?
Breakers End offers a "4 Moms Breeze" portable crib for families. Due to limited storage space that is the extent of our baby gear.
How do I use the heated floors?
Each room has its own thermostat showing the floor temperature (not the air temperature) - feel free to adjust as you'd like, and in winter months it's common to set them up to 80 to get the air up to the low 70s. We also have 3 space heaters guests are welcome to use as needed.
What is the layout of the bedrooms?
Breakers End is a small cottage and does not have a traditional hallway. The master bedroom is accessible via the Nautical Bedroom and a 17" wide doorway, or it is accessible from the exterior front via French Doors. Please see the virtual tour or layout in the photo gallery for more details.
Where can children sleep?
If parents are using the king size beds, then the pull out love seats may be used for children. We often use the seat cushion as a mattress and place where we'd like it, as one couch does not fully extend in the small space. Toddlers fit perfectly on the folded cushion - we just take the back cushion and place on the floor in case of rolling. Sheets and pads are in the dressers in both bedrooms.

Breakers End has a quarterly newsletter - you can sign up on the website, or if you send an inquiry you'll automatically be added to the email list and you may opt out at any time. Thanks for booking! You'll receive a confirmation of your dates, your card will be charged the balance due 30 days prior to your stay, and then approximately 2 days before your stay you will receive an email with lockbox key code and welcome packet full of details.
